Blueprints for new garage

Mike,

Water-based clear coats for concrete are available, but my contractor used a solvent based clear. The volatile fumes are incredible. I don't think that I could work with that stuff for more than 15 mintutes without some type of respirator.

With the clear coat, the contractor says it should tolerate everything but brake fluid.

LOL....I sealed my garage floor about 20 years ago with the solvent-based stuff, IIRC it was half plastic, half toluene! Maybe that's why I'm a little goofy now. Last time I did it (2-3 years ago) I researched a little and didn't see any solvent-based, so I figured the VOC limits had killed it.

Do you have any concerns about slickness when wet? My garage floor is 45 years old, and not in the best shape, but the spots that sealed well can be really slippery when rain water from the cars, for instance gets on them. I know they mix in some traction stuff to the epoxy paint, but the downside of that is it makes it so hard to clean.

Mike,

I am concerned about the slickness of the clear coat. My contractor assured me that there is some type of "anti-skid" finish, but that remains to be seen. I did look over some of the commercial applications of this stuff (i.e. restaurants, "Sea World" park) and didn't think it was that slippery.

Well, fellow Autopians, the end is near. Today we closed on the new house. Moving starts in 3 days. It will be a busy time and my computer will be down a few days.

I'm excited about the new house. It's 90% of what I envisioned it to be. The garage renovations are only beginning. I ordered the Rotary Revolution 4 post lift today, and it should be installed in 4 weeks.

I'll post pics of the car collection in the garage ASAP.

In the meantime, I want to thank all those Autopians with great suggestions and words of encouragement. Thanks for sharing in the process of seeing a garage go from concept to reality. I'm amazed that this thread has over 13,000 views!

Anyway....Best wishes and happy motoring!

Dean

Seems like your construction process went much more smoothly than ours did. Congratulations!

BTW, hope you have a riding mower!

Dean,

Thanks for all the great pics! Please keep posting as you make improvements. It really looks great with the landscaping in and everything.

One question: When is the inaugural event? :D

Dean, thank you for the significant contribution to the community! SO many of us have watched your progress...

I'm sure that the house will soon become a home.

I trust your practice goes well, and that you'll show us all the autos 'tucked in' soon.

You are blessed with a bountiful life, and we appreciate your sharing...

Has anyone heard from Dean? I suppose he's busy with work, the latest family member and settling into the house and garage. I know I'm not the only person who wants to see the garages with his fleet and hear how the lift installation went. If anyone talks to him let him know we all want to hear from him!

Dean,

You and the family have built a beautiful place.

I really like the stain-crete / acid etch floors. They look great. That's exactly what I'd do to the floor in my dream garage.

I also like how you used the stamped concrete around the driveway in front of your garage doors. It really adds a great accent and breaks up a large driveway.

It's always a lot of fun to see just what people do to create their dream garage. Helps give me great ideas for mine!!!

Rest assurred that I'll be taking several ideas from yours when I get the $$ together to do my own. I've saved several pictures from this thread for future reference.

Enjoy your new space!!

Ken.

Late update: March 30, 2005

Sorry for the delayed updates. We moved into the new house on January 11th, and getting settled in was a very long process.

The "Revolution" Rotary lift has been installed, but they have been many problems with getting it adjusted. I think that it deserves an entirely new Autopia thread about the do/don'ts about buying a 4-post lift for residential use. When the lift works, it's great. Oil changes have never been easier.

The 2-car garage is the "working" zone. More pics will follow about the progress in that area.

Enough of the talk...Here are the pics:
