Early Apartment Lease Termination?

Ok, a buddy of mine ( roomate A) has a apartment in a college town. The apartment is not directly affiliated with the college, but its in the college "zone". He has 2 other roomates (b and c).



Roomate C had a party Saturday night without A and B there. He trashed the place, vomit stains on the carpet, dishes in sink, damage to the apartment etc. Roomate B went in Sunday morning and found roomate C in his room. As roomate B walked by roomate C cocked a pistol and stumbled drunk out of his room, at which point roomate b left the apartment.



Ok, now that the story is clear as mud. lol



Roomate A wants to have his lease terminated early (it runs until next august). His reasoning is that if the guy with the gun gets evicted, he will come back for revenge on the other 2. A just wants to leave. The apartment management company told him it was a police issue not theirs. I say it *IS* their issue (along with Raleigh PD) because the management company CHOSE this guy to be the roomate, and therefore is responsible for everyones safety.



What would be some of my friends options? Can he get out of this lease pretty easy?
 
Wow the apartment chose his roomates? I'd be pissed first off. He can claim he feels his life is in danger and can get out of the lease.
 
They chose his roomate? And he had no say and absolutely had to sign the lease knowing who his roomate was? Sounds like a crappy situation, but one he put himself in... he took the risk of putting himself in a situation like that. He should be reporting it to the police... what is the management going to do? They have more reason to be scared of revenge than the two roomates... Once your friend goes to the cops then maybe he will be able to get out of the lease, but hopefully he learns a lesson. LOL Don't live with some random people and sign a lease... Glad I never had to have roomates or live in an apartment... LOL
 
You need to document that the living conditions are dangerous/hazardous. File a police report and write a letter to management. If they correct it, no harm. If they don't do anything, write another letter. File another police report. If they don't do anything, write another letter saying you will move out. Move out, terminate the lease, if you have to go to court, you can document it was unsafe and dangerous and the mgmt company did nothing to accommodate.



Otherwise, just pay the rest of the lease off and go.



Or, man up and have a duel.
