In my quest to get a shop up and running ive been on the prowl for a location. Searched through the paper, found a couple of leads, searched them out and wasnt impressed with any.
Then I stumbled what appeared to be the perfect setup, here was the ad: "Large storage garage. 40x28 with three large garage doors with electric openers. It is heated,has cold and hot water and an alarm system. Has a small office and a bathroom. Located in Bethel Park. Could easily hold 6 cars. Renter pays gas and electric." For only $800/month! The area is nice, its a little on the secluded side for my taste BUT, it is surrounded by country clubs, large wealthy neighborhoods and the road is fairly well travelled.
So I emailed the guy and asked for pictures as there werent any posted and I also asked if it was zoned for business. Just this morning, the guy emails me back with 4 pictures
Not bad right?
Then he proceeds to say "This garage is not zoned for a business. Storage of vehicles for other products only."
I assume by the word "for" he meant "or".
What I couldnt understand is why a garage equipped to run a business i.e ( own water/elec/gas/office/bathroom/its own driveway) is not zoned for business. I went on google maps and pulled up a street view of the garage and it looks like it may be on the same parcel as a house. If you click down the road a few notches, you will see the house has its own separate garage and driveway. Am I missing something here? If he said it was not zoned for business, I guess that would mean I cant have a detail shop there, right? I know nothing of zoning restrictions and what means what. But people run businesses out of their houses or garages all the time...
