Really considering bulding a car wash center in my town, any Car Wash Owners Here?

Can someone please inform me of details and requirements to starting a successful car wash center (not too big).

I've got 3 centers in my town, they are OK at best.

However, I can definitely open one up in the next town over, which is growing at a good rate every year. currently at 7k population.

I'd love to hear from any of you that have knowledge of car wash business and or are owners of some.
 
I cant offer much to this other than wishing you luck. From what Ive taken from other conversations on this subject, car washes do better in small towns than big cities. Not sure why other than maybe the abundance of them in the cities. I know the ones around here do very well.
 
You can contact people that sell car wash equipment. They have formulas on how to assess location and revenue potential. I know you should locate on a high traffic road where the speed limit is around 45 mph max. It has to have easy in and out and readily visible from the street.
 
You'll also want to inquire about the property tax rate, city income tax rate, etc.

Nothing worse than working for city hall.

I just did a search of a local car wash near my building. She pays the county $52,450 per year in real estate taxes. That's BEFORE she washes one car.

Busy corner, commercial property, high traffic is an expensive location.

Be careful. There's a science to it.
