HUGE business opportunity...with major decisions...

Alright, so it's been a good 2 years since I've been on this forum.(and I miss it) I made a huge move across the country and haven't looked back. Well, after networking with some friends, I was offered a GREAT opportunity.



I'll try to make this short and sweet: A close friend of mine knew about my past and my company (Top2Bottom Auto Detail) He knew I was passionate about it bc I would always talk his ear off about cars and real estate.:secret



Now to the good stuff: He manages a luxury apartment complex in Los Angeles. The company that owns the building, also has 8 other luxury properties in their portfolio in LA. They are looking for an mobile detailer that can service all 8 properties. He offered the job to me basically. I've been to two of the 8 properties and these people have some crazy nice cars. Each property has roughly 150-300 people.



I've been out of the game for 2 years, now in the real estate game and love every second of it.



Now I'm stuck with a decision: I want to seal this contract. But I don't have the time to do it myself. Either I, start my company back up and hire people to work it. Or I sublet it out to another detailer and take a percentage. I don't want them to hire some schmuck bc ALOT of these people would want full details...not just washes.



Thoughts or opinions...???



Ps. I look at it as a way to make some disposable income...
 
If you were looking to start up a detailing business again I'd say "Awesome opportunity!" But since you are looking at it as only a $$$ opportunity I would say it depends on how much. It never takes long for people to figure out how to cut out the middle man.



Starting up and training new employees will likely be a long and time consuming process. I don't know the $$$ involved or how much time you have to commit so I can only say what I would do.



If I couldn't commit time I'd avoid it unless the $$$ was worth the potential headaches. If you know a local detailer who's work you respect and could handle the business, offer the deal for a cut.



If you have time to: Hire and train a guy or team, develop a relationship with them until you trust that they will not compromise your standards and image.
 
This situation feels eerily familiar; a good friend of mine is going through something similar right now. I would say whatever you do, make damn sure you have iron clad contracts in place with the property management, and if you do sub out the labor make sure their contracts are solid as well.

Agreed about the middle man...thats why I would have to start up the company again and hire and train myself. Keep it in house. Its a huge time commitment though and i dont know if I have the time right now. I'm trying to figure out all options, and if I cant figure it out...Ill just hand the opportunity over(very last choice).



I know a couple detailers from here, but not sure if any of them would be interested, since they have their own business going.
