How much should I pay a pro?

My wife and I close on a new home on the 29th of March and the new home has a 3 car garage (a prerequisite for me).



I want to do a garage floor coating. The house we are moving into is only 7 years old and the condition of the garage floor is pretty clean. I know I could do the epoxy flooring myself but I am leaning towards having a company come in and do it. I am just starting to do the research on it and until I actually take possesion of the new home, I cannot have a pro come out and give me an estimate. Just from some of your experiances, what does it usually run?



I have about $500 - $600 set back for upgrades to the garage and I figure I should be able to get the floor done, new lighting (home Depot special), and some basic hanging cabinets. Any other suggestions of things I could do? Thanks
 
I don't know about pro's applying the coating, but I figured for a 3 car garage (as I also have - about 20 x 30) it would cost me about $150-$200 for the epoxy method. I would guess a pro would probably charge another $100-$150 on top of that.



Take pictures and keep a tab of what you're doing. I just moved in last summer and haven't done much to my garage yet, so I'll be doing the same soon myself. Unfortunately, my estimates are running higher than I'd like. Good luck!!!
 
I'd guess closer to $800-1000 just for the floor...



Based on 2 workers, for two days, plus materials...

Being a pro painter I would say that you would be looking between $600-$800. Materials at about $200. The coating they use are far superior to what you get at the Depot. And i hope that they would do a great job at prep. If the garage floor has a sealent on it already they will have to etch the surface with acid.
 
During a local "Home and Garden" show, I asked several specialty vendors of garage floor coatings that were in my area how much it would cost to do a 3 car garage. All of them were over $2,000....:(



Checking out the "material estimater" at U-coat it gives a materials cost of about $700.



Add to that Floor Prep (say 2 guys, 8 hours each at $50 an hour?), as well as vendor markup on the materials (30%?), I'd guestimate that your looking at about a $2000 job.

Don't buy that junk @ Home Depot / Lowes



I purchased the epoxy stuff and it will NOT stick if the surface stays moist for any time.



I have a 500sq ft carport, open on 2 sides, eastern exposure. I wash the vehicles in it. The stuff that was down before was old red house paint. It looked awful. I got some muratic acid, 2 gallons. Poured it straight on the floor and brushed it in with a broom. I let it sit for 20 min before hosing it off really well. I let it dry over night. I then sanded the entire floor with 180 grit.



I washed it with degreaser and rinsed it well. Finally on the third day I blew it off with the blower and painted it. It looked great. It has looked great up until 2 weeks ago. Now it has spots that moisture is getting under the epoxy and bubbles up. Needless to say it peels up and when one spot peels it does nothing but spread. It looks like white trash again..lol I've re-applied it, re-sanded, etc, etc.



Just get a professional to do it, I plan to, and see who ever offers the best warranty.

I used GarageFloorCoatings.com almost two years ago here in AZ & I am still thrilled with the floor!!

As I recall it was about $1000 to clean a 14 year old three car garage floor & apply. Might be less for a new floor?
